Scope of Role
Due to the company’s on-going success, we are seeking a Commercial Director who will manage the commercial aspects of a sector of our business and help drive the Commercial function and support the strategic direction for the business. We are seeking a strong individual with experience in the construction sector ideally with Tier 1 main contractors or developers. The potential candidates should have "Major project" exposure and the ability to support the business and continued growth over the next few years and beyond. You will be responsible for pre-construction, cost management and maximising commercial performance on projects within the group while managing/motivating a team of surveying & procurement staff. You will also be required to contribute at Senior Executive level introducing innovative business methodology and strategic planning. Key Responsibilities of the Role:
- Validation of all tender and construction budgets to ensure they adhere to agreed Margins
- Manage a team of Commercial Managers, Quantity Surveyors and Procurement staff on Sub-Contract Negotiations, Contractual Claims / notifications/entitlements, site instructions, optimal labour allowances, accurate forecasting methods and the protection of margins.
- Manage the procurement process from inception to completion, ensuring the tender process is in accordance with company guidelines related to “Authority to let”, as well as sub-contractor agreements/ budget and margin.
- Oversee the generation of Internal Monthly Cost/value/cashflow Report / Month End Reviews to ensure compliance with validated margins.
- Full liaison with Business Unit Managing Director and Support functions.
- Manage tenders to achieve commercially advantageous outcomes for construction projects and mitigate risks for same.
- Advise on compliance with Contract Programme/Schedule
- Manage the preparation and submission of applications for interim payment certificates and agreement of same with Clients Representative
- Actively manage dispute resolution and/or claims should they arise in conjunction with our in-house legal team and business unit leads.
- Manage project cash-flow on each project in conjunction with Finance Department.
- Ensure that Project Team is complying with all Internal Procedures as per agreed Authority Matrix with Mercury Group
- Setup and maintain the risk and opportunity management process for the project.
- Nurture and maintain strong relationships with clients, subcontractors, suppliers, consultants and operational staff
- Work closely and mentor commercial staff and management as required
- Make recommendations to senior project staff on commercial and contract issues that are specific project related.
- Monitor and ensure correct procedures are followed on site in relation to any activity with commercial implications.
- Good communication skills at all levels, internal and external to Mercury are essential
Essential Criteria for the Role:
- The ideal candidate will have a minimum 10 years’ experience in QS/Commercial Role.
- Previous experience in Construction Operations.
- Professional qualification in quantity surveying
- Good Level of legal awareness and competence in assessing Contract Documents and contract requirements.
- Travel will be required for this position.
